The building consists of a five storey building constructed over a single storey basement and is located within the London Borough of Camden. The property is bounded by Chancery Lane to the East, Bishop’s Court to the North and Star Yard to the West. Chichester Rents, which is a pedestrian walk way linking Chancery Lane and Star Yard and splits the building into two wings and creates a central light well. The project was to refurbish and upgrade the commercial office element of the building to BCO 2009 Category A and to maximise the net lettable floor space (approx. 4,500 sqm office; 800 sqm retail; 500 sqm residential). Five new apartments were also constructed at first floor. Six new retail units were created at ground floor level along with the rearrangement of Chichester rents to create additional entrance points. New plant spaces were formed at fifth floor roof level to accommodate PV’s and major plant. The commercial office areas are served by VRV comfort heating and cooling systems, with ventilation from heat recovery units located in ceiling voids. Ceiling voids in particular were heavily constrained by new steelwork and existing concrete structure, which required a high level of coordination during the design period. The project was further complicated by having to maintain existing tenants in the retail spaces at Ground and Basement level throughout the construction period. Emico’s user friendly attitude and constant communication with the tenants ensured the relationships on site were always maintained.
